The following Booking Conditions form the basis of the contract with City Nites Ltd, Head Office, Arena View, Edward Street, Birmingham, B1 2RX. From Day one of the terms “we”, “us”, and “Company” refers to City Nites, a UK registered Company and “you” refers to the customer booking the reservation through us directly through this website, or indirectly through any of our affiliates theough whom we provide our products and services.By Booking on Line or by our Reservations Line you agree to the following terms & conditions: Please read carefully as they set out our respective rights and obligations. All bookings are subject to those Booking Conditions.
Method of Payment
We are pleased to accept the following methods of payment:- Credit/Debit Card: Visa, MasterCard, Switch, Solo, Delta, Company Cheque: Pounds sterling or Euro Payable to 'City Nites Limited' Bank Transfer: Pounds sterling or Euro.
What your credit card will be charged at time of booking: Your card will not be charged at the time of booking but simply used to guarantee the reservation.
When you will pay for your apartment(s): Full payment will be required on arrival
City Nites reserve the right to cancel any bookings made and any deposit paid will be forfeit. Failure to pay in accordance with the agree terms of payment may result in suspension of accommodation. City Nites reserves the right to charge interest on overdue accounts. All information collected obtained during the booking process will be processed in accordance with our Privacy Statement.

Accommodation and Occupancy
Although accommodation and location are confirmed in advance, the exact apartment cannot be guaranteed prior to arrival. The number of people permitted to occupy each apartment is limited to the number of beds. In some apartments extra beds can be provided and this will be at a charge to be agreed at the time of booking. If the number of people permitted to occupy an apartment is exceeded, City Nites reserve the right to charge for additional apartments.
Maximum Occupancy
Please note that’s our suites are not intended as a venue for social gatherings, parties or other such events*. Each suite type has a maximum occupancy level, which if exceeded will result in losing your deposit and may lead to your immediate removal from the premises without further notice and without refund of any accommodation charges. The maximum occupancy for each apartment type is as follows: -
1 Bedroom Apartment: - Max 2 Adult occupancy 2 Bedroom Apartment: - Max 4 Adults occupancy 2 Bedroom Executive Apartment: - Max 4 Adults occupancy Where a cot has been supplied the maximum occupancy will be increased to include a child under the age of five. *Extra Guest may be allowed with the express consent in writing from management*
Arrivals and Departures
Apartments are available for occupation from 16:00 hours on the day of arrival to 11:00 hours on the day of departure. All additional hours will be charged as one day unless otherwise agreed. Early check in/ late check out cannot be guaranteed unless the booking is made from the night before arrival/ for the night after departure. Key collection details will be provided prior to check-in date.
If you Change the reservation: If you wish to Change your booking, City Nites will use its best efforts to comply with your requirements.
Cancellation Policy
All cancellations must be confirmed in writing or by Email 24hours before Arrival Date. No refunds will be made for non-arrivals.
Additional Charges
Upon arrival credit card details may be taken at check in, as security for any additional charges.
Telephone Calls
If you require usage to call mobiles and international calls this is possible by arranging for the phone lines to be opened and will be charged separately. Where this arrangement exists, it is the guest’s responsibility to set up a charge account with City Nites during Office hours.
Broadband
Broadband is available in all apartment locations. Where broadband is offered, CityNites will make every effort to ensure that the service is available at all times. If there is a fault which is deemed by City Nites to be associated with the user’s hardware or software, no support will be available.
*Please note that Wi-Fi is provided as a complimentary service and although our IT department is on hand to assist with queries we are unable to guarantee this service.*
Additional Chargeable Services
Provided at the individual apartment location. Details of additional services are available on request. The cost of any such services is payable directly to the apartment house.
Cleaning
City Nites expects the apartments to be left in a reasonable state on departure. If, at City Nites’s discretion, additional cleaning is required on departure, the cost of this cleaning will be charged as an additional charge.
Damages
Damages to the apartment must be paid in full by the booker. In the event of any breakages, damage or extra cleaning required after the guest vacates, City Nites will notify the booker by e-mail within 1 week of the guest’s departure, providing a detailed breakdown of the issues and the cost of rectifying them. Wherever possible, photographic evidence will also be supplied. Inventories and condition reports can be provided at the beginning and at the end of the accommodation period if required.
Keys
City Nites will issue the guest with a set of keys and extra keys are available on request, however, if the issued keys are not returned on departure a charge of £100 plus VAT will be made to the booker. If between the hours of 10 pm and 8 am a guest locks themselves out of the property and requires assistance to re-enter the property, City Nites reserve the right to charge £50 plus VAT call out charge in addition to the charge for lost keys.
Call Outs
If the emergency call out number is used to call out the apartment manager between the hours of 10 pm till 8 am on Weekdays and 10 pm till10 am on Weekends for any purpose other than an emergency, City Nites reserve the right to charge the booker a call out fee of £50 plus VAT.
Deposit
A deposit of £250 covering breakages and damages will be required at the time of booking. The deposit will be refunded at the end of your stay, following City Nites’s inspection of the apartment used by you and settlement of all charges owing to City Nites. The £250 is taken as a pre-authorization and will be held on your card and be released upon checkout once a room check has been completed. If a deposit is not charged, valid credit/debit card details to cover any additional charges during either your current (or any future stays with City Nites) must be supplied at the time of booking and City Nites reserves the right to deduct from that card, without further notice, all amounts chargeable under Section - Additional Charges. Within one week of such a deduction, City Nites will provide the booker by e-mail with a breakdown of the issues and costs of rectifying them. In the event that payment is declined, for any reason, or no card details are provided, City Nites reserves the right to charge the company or individual who made the booking at the address provided. You must pay this invoice within 7 days of issue.
Rates
All rates quoted are based on the rates shown at the time that a booking is confirmed. Once a booking has been confirmed City Nites will not change the rate quoted unless you change the booking. VAT is charged at the rate in force at the time of invoicing. Rates are subject to change without notice and may vary for currency exchange movements where applicable between UK and overseas locations. City Nites has the right to refuse any booking for good reason. Availability of rooms at the rates shown online may be limited and/ or restricted to certain periods. During major sporting events, social events, conferences and exhibitions, the same rates may not be available.
Insurance and Liability
City Nites cannot be held responsible in any way for loss of, or damage to, contents, furniture, fittings or any personal belongings at the apartment locations. Nor can City Nites be held liable for the acts or defaults caused by third parties. You are advised to ensure your own insurance policies cover loss or damage to personal property during your stay. Guests are advised to take out adequate travel and personal insurance. Nothing in this contract seeks to exclude liability for death and personal injury or any other liability not excludable under the laws of England and Wales.

City Nites does not expect and certainly does not want dissatisfied guests, but in the event that you are not entirely satisfied with the service offered, you should notify the Operations Manager in the first instance. . Our policy is to acknowledge any complaint within five working days, advising you of who is dealing with your concerns and attempt to address them.
Pets
City Nites regrets that pets are not allowed in the apartments, with the exception of working assistance dogs for disabled people.
Services
City Nites cannot be held responsible for any failure or interruption of services to the apartment, including electricity and water or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property.
Smoking
Smoking is forbidden in all City Nites buildings. Should you wish to smoke during your stay you may in the Car Park of each Location. City Nites reserves the right to make an additional charge of £100.00 for specialist treatment to an apartment where smoking has taken place in a smoke free building.
Should guests be in breach of these terms and conditions, City Nites reserve the right to request that guests vacate their apartment within 24 hours.
Data and Internet
Neither City Nites nor its management assumes any responsibility for any damage to your computer, the data contained on it, or the security of any data transmitted over the Internet. It is the sole responsibility of guests to protect their computers from viruses, loss of data and/or unauthorised access. Should guests be in breach of these terms and conditions, City Nites reserve the right to request that guests vacate their apartment within 24 hours.

Confirmation of Booking
To confirm a booking City Nites require a completed booking form or a completed booking link via the internet. In addition, a deposit may also be required to confirm the booking. The total apartment charges must be paid no later than 1 day prior to arrival, unless otherwise agreed in writing.
Extension of Bookings
For stays of up to 7 nights, 24 hours in writing/ Email, of your intention to extend your stay is required prior to the scheduled departure date. For stays of more than 7 nights, 24 hours notice in writing/Email, of your intention to extend your stay is required prior to the scheduled departure date.
Failure to give notice in writing/ Email of your intention to extend your stay may result in your apartment being re-let. Please note that all extensions of current reservations are subject to availability and rate change. Where notice of intention to extend your stay has been given, CityNites reserves the right to take all additional payments and charges from any credit/debit card used to make the original booking. Where payment has been made by cheque or bank transfer, an invoice for the requested extended period will be sent to the billing address provided at the time of booking and payment must be made by return.
Early Departures
In the event that a guest needs to check out prior to the agreed departure date, City Nites will use its best endeavours to obtain a refund of accommodation charges for the remainder of the stay. However, any refund will be subject to the apartment being re-let and may be subject to a cancellation charge.
Lost Property
Any items left in the apartment will be kept for 3 months after the departure date.

Every effort has been made by City Nites to ensure that the information and images on its website are accurate. However, information and images are subject to change without notice.
Please note that apartments are individual and vary in style, size and layout so furnishing details is not uniformly standard. Please contact the City Nites Team for further information on individual apartments. For the reasons set out above, and due to the limitations in the manner and style in which City Nites can reproduce images of apartments in publicity material or on its website, City Nites does not warrant that any such images accurately or completely describe any of the apartments.

General
The terms and conditions detailed in this document apply to all online bookings at www.city-nites.com and all bookings made directly with Reservations. You must warrant that you are at least 21 years old and possess the legal authority to enter into this agreement and to use this website in accordance with the terms ans conditions of this agreement. These terms and conditions shall be governed by and construed in accordance with the laws of England.
The Courts of England shall have exclusive jurisdiction in relation to any claim, dispute or difference concerning these terms and conditions and any matter arising from them.

You can apply to join our Loyalty Club at any City Nites Apartments and online at www.city-nites.com/loyalty and once we have issued your Loyalty Club Card to you, you can collect loyalty points for each night you stay with us. We reserve the right to reject your application if we have a good reason. Only one card is allowed per account.
When you apply to join the Loyalty Club you are making an offer to us on these terms and conditions. If your application is successful once we confirm this and a Contract will be formed between you and us (the “Contract”).
Loyalty points can only be earned, held, and/or redeemed in accordance with these terms and conditions. Earning, holding and redeeming loyalty points or attempting to do so other than in accordance with these terms and conditions is a serious breach of these terms and conditions. Any loyalty points earned and/or held other than in accordance with these terms and condition’s are invalid and cannot be redeemed and any such points will be deducted from your Loyalty Club Account.
POINTS COLLECTION
You can collect loyalty points when you pay to stay in a City Nites Apartment. The number of loyalty points currently awarded is available at www.city-nites.com/loyalty and at the reception in our apartments and may change from time to time. Loyalty points are added to your Loyalty Club Account when you show your Loyalty Card upon check in. Loyalty points are personal to your Loyalty Club Account and cannot be transferred.
You can collect loyalty points when you pay to stay in a City Nites Apartment. To earn loyalty points bookings must be made direct with City Nites either by telephone, email or online at www.city-nites.com. Bookings made by other third party internet sites will not count towards total points. The number of loyalty points currently awarded is available at www.city-nites.com/loyalty and at the reception in our apartments and may change from time to time. Loyalty points are added to your Loyalty Club Account when you show your Loyalty Card upon check in. Loyalty points are personal to your Loyalty Club Account and cannot be transferred.
POINTS REDEMPTION

Loyalty points cannot be redeemed until they are added to your Loyalty Club Account. There is a fixed number of loyalty points needed to redeem an item. All redemption items are subject to availability. Redemption transactions are subject to our normal terms and conditions of purchase and/or terms and conditions for the use of our City Nites Apartments and all applicable laws. Redeemed loyalty points will be deducted from your Loyalty Club Account and cannot be redeemed again. Loyalty points do not expire but will be lost if your Loyalty Club Account is closed for any reason or the Loyalty Club ends. Cancelled bookings, no shows and early departures will not count towards your total.
If you do not have enough loyalty points or we suspect fraud or dishonest conduct the redemption may be refused and/or cancelled at our sole discretion. Loyalty points from more than one Loyalty Club Account cannot be combined to redeem an item. Loyalty points have no cash value.

Any free nights taken must exclude Saturday nights except when offered as part of reward scheme
Corporate customers with agreed rates, discount offers are redeemable against best available rates if lower than negotiated rate.
CANCELLATION
We reserve the right at our sole discretion to close our Loyalty Club at any time. If for any reason we are closing our Loyalty Club we will give you as much notice as we reasonably can. If we do close the Loyalty Club your Loyalty Club Account will be suspended or closed. We may close your Loyalty Club Account if no loyalty points have been earned or redeemed for a continuous period of 12 months. We may suspend or terminate your Loyalty Club Account if you have breached these terms and conditions, if we suspect there has been any theft, dishonesty and/or misconduct by you in connection with us, if we suspect third party interference with your Loyalty Club Account, if we suspect you have been abusive or offensive to a member of staff and/or if you breach our normal terms and conditions of purchase or terms and conditions for the use of our City Nites Apartments.

to ask us to close your Loyalty Club Account. If your Loyalty Club Account is closed for any reason you no longer have the right to redeem the loyalty points.
OUR RIGHT TO VARY THESE TERMS AND CONDITIONS
We may need to revise and amend these terms and conditions from time to time. If we change our terms and conditions, we will give you as much notice as we reasonably can. Earning and/or redeeming loyalty points after a change to our terms and conditions means you accept the amended terms and conditions.
